David Cox provides a full service to meet the needs of each project. This typically includes clarification of the brief, a site assessment, concept development, sketch plans, working drawings and specification, coordination of consultants, liaison with Council or other consent authorities, calling of tenders, contract documentation, inspection of work during construction, assessing of builder’s claims for monies through to the completion of the project.

The site assessment includes  topography, orientation & solar access, aspect and views, adjacent development (if relevant), vegetation, the direction of cooling summer breezes and cold winter winds. If the project involves additions/alterations to an existing building, a thorough measured survey of the building is undertaken.

If the site is subject to bushfire attack, flooding or subsidence, the relevant specialised consultants are engaged.

Sketch plans are altered, as required, to reflect the client’s response to them.

Documentation for Development Application purposes is usually completed before detailed working drawings are prepared taking into account the relevant conditions of consent.

Coordination of consultants (Structural, Civil, Geotechnical Engineers etc) is undertaken to ensure consistency of documentation.

During construction the work is inspected on a regular basis. If required,  additional detail is issued and any queries from the builder are resolved in a timely manner.
